How this works
This uses standard fixed-rate amortization: your payment per period stays the same
for the whole term, but early payments are mostly interest while later payments are
mostly principal, since interest is calculated on whatever balance remains. Each
feature below builds on that same amortization schedule.
Compare scenariosEach panel is an independent what-if - change the amount, rate, or term on
one without affecting the others, to see them side by side.
Split into componentsEach loan panel becomes a piece of one real mortgage (e.g. a fixed portion
and a floating portion) that get summed into a combined total, so you can see
the whole mortgage's payoff even though each piece has its own rate and term.
Offset savingsAdd an offset component and link it to a loan component to see how that
savings balance reduces the interest charged on just that piece, speeding up
its payoff without changing its scheduled payment.
Bonus paymentsEach loan can take one-off extra payments at a given year - a tax refund or
work bonus, for example - which pay down principal directly and shorten the
payoff time.
Current & maximum paymentSet a current payment above the minimum, and optionally a maximum - most
lenders cap how fast you're allowed to pay down principal. When a maximum is
set, the chart shades the range your balance could fall in, from always paying
the minimum (slowest) to always paying the maximum (fastest).
Redirect payment on payoffIn Split into components, a loan can redirect its payment to another
component once it finishes, so that money keeps working instead of just
stopping - capped at the receiving component's own maximum payment. Cones
aren't shown for components with a redirect configured, since the shaded
range assumes a payment that doesn't change over time.
Temporary payment changesUnder Advanced options, pause payments for a range of years (a
payment holiday - interest still accrues and adds to the balance while
paused), or temporarily drop to the minimum or jump to the maximum for
that range instead. It automatically reverts to the normal payment once
the range ends.
